Houston-based Ashton Gray Development, the company overseeing Elgin's Briarwood mixed-use development, has received approval from the Elgin City Council to annex 75 acres into Briarwood. This housing development marks the city's inaugural municipal utility district. While Briarwood is underway, Ashton Gray has broader plans for the Austin metro area, spanning from Jarrell to Lockhart, encompassing over 5,300 single-family homes, along with apartments and commercial projects.

Shaun Vembutty, Ashton Gray's founder and president, shared insights into the company's strategic land acquisitions in and around Elgin, Manor, Leander, Hutto, Jarrell, and Lockhart. These areas are poised for population growth, making them ideal for Ashton Gray's diverse projects, including land development, retail centers, master-planned subdivisions, multifamily projects, senior living communities, and mixed-use developments.

Vembutty emphasized the importance of understanding the nuances of local jurisdictions to achieve success in the competitive real estate market. Ashton Gray's expertise lies in navigating the intricacies of counties and cities, ensuring they meet specific criteria and requirements.

Among Ashton Gray's notable projects in Central Texas are:

1. Briarwood: Elgin's first in-city Municipal Utility District (MUD) is currently under construction, featuring 772 single-family lots and a commercial element.

2. Park Place: A 75-acre tract annexed into the Briarwood MUD, Park Place includes plans for commercial development, townhomes, multifamily tracts, and parkland along State Highway 290.

3. Harry Lind: A 94-acre residential development near Elgin with plans for 595 single-family homes, positioned as an affordable housing community in the low $200,000 to $250,000 range.

4. Newhaven: Located in Manor, the Newhaven community will consist of 278 single-family lots, with Chesmar, Brightland, and Westin Homes among the purchasers.

5. Woodland Estates: A 120-acre development in Leander, featuring 86 single-family homes constructed on 1-acre lots by Toll Brothers and SVAG Construction.

6. Limmer Loop: In Hutto, Ashton Gray is developing Limmer Loop on 114 acres, a mixed-use development comprising 205 single-family residences, 200 townhomes, and 300 multifamily units.

7. Highland Creek: Planned as a 519-acre residential development in Jarrell, Highland Creek will feature approximately 1,380 single-family homes and 200 acres of green space.

8. JK Ranch: An upcoming 902-acre project in Lockhart, JK Ranch envisions 500 homes in its initial phase, expanding to 2,300 lots. Non-residential components include an elementary school, light industrial and mixed-use developments, and commercial space.

As Ashton Gray continues to expand its footprint, these projects reflect the company's commitment to strategic growth and development in key areas of the Austin metro.
