New Industrial Projects coming to South Austin

Balcones Real Estate Group LLC, based in Austin, is expanding its presence in the industrial development sector with two new projects in San Marcos and Lockhart. The San Marcos project involves a 99,400-square-foot building on a 9-acre tract, offering leasable spaces ranging from 7,000 to 28,000 square feet. The Lockhart Logistics hub will be a 58,800-square-foot facility located in the Lockhart Industrial Park, adjacent to the Ziegenfelder Co. frozen treat factory.

These projects contribute to the already extensive industrial development pipeline in the Austin metro area, with a total of 18.2 million square feet currently under construction. This makes Austin one of the leading cities in the nation in terms of industrial development. Balcones plans to commence construction on the San Marcos project in April, followed by breaking ground on the Lockhart Logistics hub in the summer.

Balcones Real Estate Group has seen success with its completed projects, namely Addison Commercial and Westinghouse Business Park, both of which are approximately 54% leased since November. The company aims to continue its development strategy, focusing on two to four projects annually and catering to smaller-scale tenants. Balcones is exploring potential future developments in areas northwest, southwest, and northeast of Austin. The company currently holds the No. 9 rank among commercial property development firms in the Austin area.

While attention has been drawn to major industrial developments by companies like Tesla and Samsung in the Austin metro, there is also a notable surge in warehouse construction in logistics parks. Other significant projects in the region include a 600,000-square-foot facility in Leander, a 360,000-square-foot industrial park near Samsung's Taylor facility, and a 439,000-square-foot Airfield 130 development south of Austin-Bergstrom International Airport.
