Central Texas Sees Strongest Home Sales Growth of 2025

Buyer confidence rises as prices stabilize in a steady fall housing market

AUSTIN, Texas — The Central Texas housing market wrapped up the third quarter of 2025 with its biggest increase in closed home sales so far this year. According to the September Central Texas Housing Report from Unlock MLS, the Austin–Round Rock–San Marcos metro area recorded 2,416 closed sales, a 6.7% year-over-year increase. Meanwhile, the median home price dipped slightly by 1.8% to $420,000, signaling steady demand and healthy market activity as the region moved into fall.

Vaike O’Grady, research advisor at Unlock MLS, noted that this consistency reflects a balanced and stable housing market that’s performing as expected.

“September’s data aligns with seasonal trends we typically see during this time of year,” O’Grady said. “The recent interest rate cut—the first in nine months—has encouraged more buyers to reenter the market, while stable pricing from sellers has kept things balanced. Homes may take a little longer to sell, but transactions remain consistent, showing that the market is functioning smoothly and sustainably as we head toward year’s end.”

Brandy Wuensch, 2025 Unlock MLS and ABoR president, emphasized that this market stability highlights the importance of working with experienced real estate professionals.

“Buying a home involves more than just the sale price—it includes taxes, insurance, and long-term upkeep,” Wuensch explained. “REALTORS® play a vital role in helping clients understand these factors and make informed decisions that align with their long-term goals.”

With steady prices, growing buyer confidence, and sustained activity, the Austin–Round Rock–San Marcos region continues to demonstrate a healthy and well-balanced housing market heading into the final months of 2025.
