Central Texas Housing Market Responds to Shifting Buyer Conditions

Interest rates and economic uncertainty continue to influence housing activity across the Austin metro

AUSTIN, Texas — The Central Texas housing market experienced a slower pace of closed sales in August as buyers continued to weigh affordability, mortgage rates, and broader economic conditions.

According to the August 2026 Central Texas Housing Report from Unlock MLS, 2,501 residential properties were sold across the Austin-Round Rock-San Marcos MSA, representing a 7.3% decrease compared with August 2025. Despite the decline in completed transactions, pending sales reached 2,623, increasing 1.5% year over year.

The contrast between lower closed sales and modest growth in pending activity suggests that buyers have not necessarily stepped away from the market. Instead, many may be approaching home purchases more carefully as borrowing costs and economic uncertainty influence affordability and purchasing decisions.

Vaike O’Grady, market research advisor at Unlock MLS, noted that Central Texas is experiencing many of the same challenges affecting housing markets nationwide, particularly when it comes to interest rates and affordability.

At the same time, the Austin area continues to benefit from ongoing economic development, employment growth, and new construction. While elevated interest rates can reduce the number of buyers able or willing to enter the market, positive pending sales indicate that housing activity continues across the region.

Local Market Knowledge Becomes Increasingly Important

Changing market conditions can create different opportunities and challenges depending on whether someone is buying, selling, investing, or deciding whether to remain a renter.

John Crowe, 2026 president of Unlock MLS and the Austin Board of REALTORS®, emphasized the importance of looking beyond broad market trends when making real estate decisions. Rather than relying on a single statistic, buyers and sellers can benefit from evaluating current MLS data alongside their individual financial circumstances, housing goals, and local market conditions.

For homeowners, that could mean determining whether current inventory, competition, and buyer demand make it an appropriate time to list. For prospective buyers, factors such as mortgage payments, available inventory, negotiating opportunities, and the cost of renting versus owning may all play a role.

What August's Numbers Mean for Central Texas

August's housing data reflects a market that continues to adjust rather than remain static. Higher borrowing costs are influencing affordability and slowing some transactions, but the increase in pending sales provides evidence that buyers are still actively making moves.

Central Texas also continues to see economic and business development that may help support long-term housing demand. As conditions evolve, individual neighborhoods and price points may perform differently from the broader Austin-Round Rock-San Marcos MSA.
