Could Early Fall Be the Sweet Spot for Home Buyers in 2026?
Home buyers who have been waiting for more choices and greater negotiating power may find a promising opportunity as the fall housing market gets underway.
According to Realtor.com’s 2026 Best Time to Buy Report, the week of September 27 through October 3 is expected to offer one of the most favorable combinations of inventory, pricing and buyer competition nationwide. Realtor.com identified the period after analyzing seasonal patterns across active inventory, new listings, listing prices, buyer demand, days on market and price reductions.
During that week, buyers could see as much as 31.9% more active inventory than at the beginning of the year. National listing prices are also projected to sit approximately 3.5% below their seasonal peak, potentially representing around $14,000 in savings on a median-priced home of roughly $416,000.
Rather than signaling that buyers need to purchase during one specific week, the data highlights a broader seasonal shift that could give prepared buyers more flexibility this fall.
More Inventory Is Giving Buyers Room to Negotiate
Recent data from the National Association of REALTORS® (NAR) supports the idea that buyers are gaining more options.
NAR reported that existing-home sales declined 2% from July to August 2026, reaching a seasonally adjusted annual rate of 3.98 million. At the same time, unsold housing inventory increased to 1.62 million homes, representing a 4.9-month supply—the highest level in more than 10 years.
The increase in available homes could give buyers something that was much harder to find during the highly competitive markets of recent years: more negotiating flexibility.
NAR Chief Economist Lawrence Yun noted that the larger supply of homes is creating better opportunities for buyers to negotiate. NAR also reported that only 16% of homes sold above asking price in August, compared with 20% one year earlier.
Mortgage rates and affordability remain important considerations, however. Higher borrowing costs have continued to weigh on sales activity, meaning buyers should evaluate the full monthly cost of homeownership rather than focusing solely on purchase prices.
What This Could Mean for Austin-Area Buyers
The opportunity may be especially relevant here in Central Texas.
Realtor.com identified September 27 through October 3 as the Best Time to Buy for the Austin–Round Rock–San Marcos metro area as well. Historically, active listings in the Austin metro during this period are about 22.1% higher than an average week, while buyer competition—as measured by listing views per property—is approximately 42.6% below its annual peak.
Homes in the Austin metro also historically spend about 26 days longer on the market compared with the year's fastest-moving period, while median listing prices during this window have been approximately 6.6% below their seasonal peak.
For buyers, those conditions can mean more time to compare properties, evaluate options and negotiate without some of the urgency associated with peak buying seasons.
Timing Still Depends on the Buyer
There is no single perfect week to purchase a home. Buyers who begin searching earlier in the fall may benefit from a wider selection, while those who wait until later in the season could encounter additional price flexibility as demand typically slows.
Local conditions also matter. The best buying window varies significantly from one metro area to another, which is why national housing trends should always be considered alongside current local market data.
For buyers considering a move in Austin, Round Rock, Georgetown, Cedar Park, Leander or elsewhere in Central Texas, the coming weeks may be worth watching closely. Increased inventory and reduced competition could provide opportunities that were much harder to find during the more competitive housing markets of recent years.
The key is to be prepared: understand your budget, know what monthly payment you are comfortable with, secure financing or pre-approval when appropriate, and work with a local real estate professional who can help you evaluate conditions in the specific neighborhoods you're considering.
